Wave City, Ghaziabad

  • Hindon Elevated Road cuts commute to Vaishali and Indirapuram to under 15 minutes
  • RRTS (Delhi–Meerut corridor) has a proposed station near the township; this is the single biggest price catalyst if it materialises on schedule
  • No metro connectivity yet — this is the honest drawback

RERA Track Record: Delivery Risk Comparison

  • Noida Extension: Several large projects (Amrapali, Unitech, Jaypee) remain stuck in NCLT proceedings. The Supreme Court has appointed court receivers for multiple stalled towers. Buyers in completed projects by ATS, Gaur, Supertech are largely satisfied, but due diligence is non-negotiable.
  • Wave City: Wave Infratech faced financial stress during 2019–2022, but newer projects under revised management and third-party builders within the township have better completion records. RERA UP filings show most Wave City projects currently at 75–100% completion.

Verdict: Both markets require careful RERA verification. In both cases, prioritise projects that are 80%+ complete or already in possession. Never book a project that is under 50% complete without a thorough promoter background check.

Rental Yield: Which Market Pays You More Monthly?

For investors, rental yield is the real test of a market's health.

  • Wave City 2 BHK: ₹9,000 – ₹13,000/month → yield of 1.8–2.4% on current prices
  • Noida Extension 2 BHK: ₹11,000 – ₹16,000/month → yield of 2.0–2.7% on current prices
